The Commercial Office or Storage Facility Has Flooded, Now What?

Flooding of lower level office environments can happen at any time of the year in Central Houston. Some businesses that have lower level entryways – such as in basements, lower level storage or inventory rooms, first floor or sub-terrace level front doors can experience flooding in any season. Flooding can occur if there are seasonal rains that build outside water table levels over several days to weeks (slow-onset flooding), which can overtake storm sewer systems and cause flooding that may affect a business.

Other types of floods can occur faster, and can bring water intrusion indoors over several hours or in just a few days. In urban areas, it is typical that flash floods can fill up areas near low roads, low level basements or in offices in lower levels underground next to parking lots and lower ground parking garages.

In these instances, a commercial property will suffer greatly from being involved in a water damage or water-related loss event. When there is stormwater or floodwaters that invade a business environment, the stormwater can contain more than just storm runoff from city or town area floods.

There is a high chance that there are viruses, bacteria, mycotoxins, chemicals, pesticides and other contaminants that can be found in those floodwaters. This is important to note, because stormwaters are dangerous and as they move across land, they pick up any contaminants that are already in the area. For example, if a field has been dusted with pesticides, then those chemicals will be dragged along when stormwaters move across the area in a flood.

In many cases, sewer systems also contain dangerous microorganisms that can be carried along by stormwaters. In that case, there are dangerous contaminants that are alive floating around, and living in the sewer system. This dirty water can become susceptible to the runoff of stormwaters as they rush by during a high-level storm.
